College Square and University Village bring 753 beds to Campus Advantage’s property management portfolio and tap into the company’s successful management capabilities and services, which result in a nearly 97% occupancy rate.
Campus Advantage was sought after to manage College Square and University Village after consulting on both communities during the acquisition process. Campus Advantage presented new business plans for both communities that would reposition them within their respective markets. Executing the business plans will involve collaboration between ownership and Campus Advantage’s capital improvement project management team, operations team, and Catalyst, an Austin-based agency specializing in marketing for student and multifamily housing. Extensive capital improvements are planned for both communities and the properties will benefit from new brands and digital marketing strategies.

Located within walking distance to University of California, Davis, College Square was built in 1968 and is a garden-style community comprised of 240 units offering double occupancy accommodations for 448 students. Property amenities include three swimming pools, a fitness facility, grilling and picnic area, two 24-hour laundry facilities, study lounge with free wireless internet and a business center with free printing services. In partnership with the owners, improvements are currently planned for the property including individual leasing options, fully-furnished and renovated units, utility inclusions, expanded fitness center, new study lounge, fire pits, new pool amenities, and landscaping improvements. Catalyst will also perform a full rebrand of the community.
Located within walking distance to California State University, Fullerton, University Village was built in 1975 and is a 100 unit, 305-bed property. All units of the garden-style community are comprised of studio, two- and three-bedroom units. The community also features onsite food service, swimming pool, fitness center, onsite laundry facilities, bicycle storage, package lockers, WiFi hotspots throughout common areas, and a recreational room with billiards, foosball, a big screen TV and lounge areas for entertaining. Updates are currently planned for the property including complete unit renovations, lighting upgrades, new unit flooring and furniture, exterior paint, and pool, laundry room, cafeteria, game room and fitness center remodeling. Campus Advantage’s capital improvement project management team will oversee the renovations in collaboration with ownership. Catalyst will also perform a full rebrand of the community, including a new name, logo, brand guide, website and marketing materials.
